Local SEO for Contractors Who Want the Phone to Ring.

Rankings are nice. Calls pay the bills. I build the local SEO foundation that gets home service contractors found in their own towns: service pages, city pages, internal links, your Google Business Profile and clean listings. And I run every piece of it myself.

What Local SEO for Contractors Actually Means.

When a homeowner's AC quits at 9 p.m. or a pipe lets go in the laundry room, they don't scroll to page two. They tap one of the businesses in the map pack or near the top of the results, and they call. Local SEO is the work that decides whether that business is you.

Most "SEO packages" sold to contractors are a monthly report and a few blog posts nobody reads. That's not what I do. I'm Nick Beecher. I run Brands That Last out of Eustis, Florida, and I only work with home service contractors. For me, local SEO is five things, done in order: service pages, city pages, internal links, your Google Business Profile, and your listings. Get those right and everything else you spend money on, from ads to reviews to referrals, works harder.

Sound Familiar?

Why Most Contractor Websites Don't Rank Locally.

It's rarely one big problem. It's a handful of small ones nobody fixed, and together they tell Google you're not the obvious answer.

❌

One page trying to rank for everything

Your homepage lists repairs, installs, maintenance and six towns. Google can't tell what you want to rank for, so you rank for nothing in particular. Every service you sell needs its own page.

❌

City pages that are copy-paste swaps

Same 400 words, new town name. Homeowners notice, and so does Google. A city page has to earn its spot with real local detail, or it's just clutter.

❌

Blog posts fighting your service pages

A post about repair costs can end up outranking the service page that's supposed to book the job. I check Search Console for that before anything new goes live.

❌

Listings that don't match

An old address on Apple Maps, an old phone number on Yelp, a duplicate Google listing nobody remembers making. Every mismatch chips away at the trust Google puts in your business.

Most contractors don't have a ranking problem. They have a foundation problem, and foundations are fixable.

What's Included

The Local SEO Baseline I Run on Every Contractor Site.

Before I build a single new page, I audit the five parts below, write down exactly where you stand, and make sure every call and form is tracked. That's your baseline. Everything I do after that gets measured against it.

🛠️

Service Pages

Every service you actually sell gets its own page. Not a bullet on a "services" list, a real page that explains the job, answers the questions homeowners ask, and has a quote form right there so nobody has to go hunting for it. I flag any page under 500 words, because thin pages don't rank.

📍

City Pages

I pull the towns in your Google service area, then check which towns your top three map competitors have pages for. That tells me which city pages to build first. Each one is written for that town. No copy-paste swaps, ever.

Internal Links

Blog posts link to the service page they support, using the keyword you want that page to rank for. City pages link to your services. Nothing important sits orphaned three clicks deep. And I make sure no two pages are chasing the same keyword.

Google Business Profile

Your profile is usually the first thing a homeowner sees, before your website and before your price. I tune your categories and services, post every week, add real job photos and keep reviews coming. The full breakdown is on my Google Business Profile management page.

Listings & Citations

I check your name, address and phone on Google, Bing Places, Apple Business Connect, Yelp, Facebook and BBB, and mark each one right, wrong or missing. Then I fix what's wrong, build what's missing and deal with duplicates so they stop splitting your reviews.

Call & Form Tracking

SEO you can't measure is a guess. Every call and form gets tracked back to where it came from, so you can see what organic search actually puts on your schedule. Here's how I set up lead tracking for contractors.

CallsFormsSearch Console

No Vanity Reports

How I Measure Local SEO.

I watch three things. Search Console shows which pages Google is indexing, what they show up for and where they rank. Map scans show where your business appears in the map pack across your service area, not just from your shop's address. And call and form tracking shows which of those rankings turn into actual jobs.

I'll be straight with you: SEO isn't fast. New pages usually take weeks to get picked up and months to settle. That's exactly why I build the baseline first. You'll know which pages are moving, which ones aren't, and what I'm doing about it.

If you need calls this month, organic alone won't get you there. That's what Google Ads for home service contractors are for. I run both, so your ads and your SEO share the same tracking and the same keyword data. The search terms that convert in your ads tell me which pages to build next.

Local Means Local

Local SEO Services in Eustis, Florida.

Brands That Last is based right here in Eustis, in Lake County. I work with contractors all over, but if you run a home service company in Eustis, Mount Dora, Tavares, Leesburg or Clermont, you're working with someone who knows these towns, these roads and this market. When I write a city page for one of them, it's not guesswork. If you want the full picture of how I work with contractors here at home, here’s my page on marketing for contractors in Eustis.

Wherever you are, the process doesn't change: baseline first, then service pages, then city pages, then the profile and listings work that ties it all together. One owner, one niche, and no hand-offs to a junior account manager you've never met.

Common Questions

Things You're Probably Asking.

How long does local SEO take to work?
Longer than ads, and anyone who promises page one in 30 days is selling something. New pages usually take a few weeks to get indexed and a few months to settle into their real positions. I give you the baseline up front, tell you which pages should move first, and track them so you can watch it happen.
What's the difference between local SEO and Google Ads?
Ads put you at the top of the page today, and you pay for every click. Local SEO builds rankings you don't pay per click for, but it takes time to compound. Most of my clients run both: ads for calls now, SEO so they depend less on ads later. Here's how I run Google Ads for contractors.
Do I really need a separate page for every city?
Not all at once. I start with towns in your service area where your competitors have pages and you don't, and towns where Search Console already shows you getting impressions. Every city page gets written for that town. If I can't say something real about a town, I don't build the page.
What does your local SEO audit include?
Every core service and whether it has its own page (and whether that page is thin), every city in your service area and whether you have a page for it, any blog posts competing with your service pages, and your name, address and phone on Google, Bing, Apple, Yelp, Facebook and BBB. Each item gets marked as right, wrong or missing.
Will you write blog posts?
Only when a post supports a service page and targets a keyword you can realistically rank for. Every post links back to the service page it supports, and none of them target the same keyword as that page. Posts that compete with your money pages do more harm than good.
Is my Google Business Profile part of this?
Yes. It's one of the five parts of the baseline, and often the part that moves fastest. Categories, services, weekly posts, real photos and reviews are all covered. See my Google Business Profile management page for the details.
Do I have to sign a contract?
There's a 3-month starting commitment, then month to month. I'd rather keep you because it's working than because a contract says you can't leave. You also keep ownership of everything I build: your site, your profile, your listings and your data.
